A residential appraisal is an independent, documented opinion of a home's market value, developed by a certified appraiser using comparable sales, property data, and recognized appraisal methods. Lenders rely on appraisals to support mortgage decisions, and private clients rely on them whenever a property decision needs a defensible value behind it.
Each assignment begins with the property and the purpose of the appraisal. We schedule and complete an on-site inspection, documenting the home's size, condition, features, and any factors that affect value. We then research recent comparable sales in the property's market area, analyze them against the subject property, and reconcile the results into a final value opinion.
