REO appraisals
REO (real estate owned) properties are homes a lender has taken back through foreclosure. An REO appraisal documents the property's condition and market value in its current, as-is state, often along with a value reflecting a defined marketing period and a list of repairs affecting value. Servicers and asset managers use these reports to price and dispose of the property. The condition documentation - photographs and a factual description of damage, deferred maintenance, and missing components - is a central part of the assignment.
Land appraisals
Vacant land is valued differently from improved property. A land appraisal analyzes comparable land sales, zoning, permitted uses, road frontage, utilities, and site characteristics such as topography and shape to develop a supported value for lots and acreage. Land appraisals are used for purchases, estate and tax matters, and pre-development decisions.
Appraisal review
An appraisal review examines another appraiser's report for completeness, accuracy, and compliance with appraisal standards, and states whether the reviewer agrees with the value conclusion. Lenders order reviews as quality control; attorneys and property owners order them when a value is disputed. Review work is performed under the same professional standards (USPAP) that govern the original appraisal.
Expert witness testimony
Where a case requires it, expert witness testimony is available to present and explain an appraisal in deposition or in court, in matters including divorce, estate disputes, and tax appeals.
