A residential appraisal is an independent, documented opinion of a home's market value, developed by a certified appraiser using comparable sales, property data, and recognized appraisal methods. Lenders rely on appraisals to support mortgage decisions, and private clients rely on them whenever a property decision needs a defensible value behind it.
When a residential appraisal is needed
Most residential appraisals are ordered for a home purchase or refinance, where the lender requires a current value opinion before approving the loan. Appraisals are also used for home equity lending, estate and divorce matters, pre-listing pricing, PMI removal, tax appeals, and relocation. Whatever the purpose, the appraisal assignment defines the intended use, and the report is prepared to the standard that use requires.
How the process works with Sanicola Appraisals
Each assignment begins with the property and the purpose of the appraisal. We schedule and complete an on-site inspection, documenting the home's size, condition, features, and any factors that affect value. We then research recent comparable sales in the property's market area, analyze them against the subject property, and reconcile the results into a final value opinion. The completed report is prepared in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP) and delivered to the client with the supporting analysis documented in the report.
